Pre-Leased Properties: Rental Income From Day One
What a pre-leased property is, how yields are calculated, and the five checks we run before recommending one to an investor.

A pre-leased property is a commercial space that already has a tenant in place when you buy it. Instead of waiting months to find a tenant, your rental income starts from the first month.
How the yield is calculated
Annual rent divided by the purchase price gives the gross yield. A ₹2.4 Cr office earning ₹1.5 L a month yields roughly 7.5% a year before maintenance and taxes.
Five checks before you invest
We verify the tenant’s profile and track record, the lock-in period and escalation clauses, the title and approvals of the property, the maintenance and tax obligations, and the realistic resale value of the asset.
Talk to us before you sign. We share the lease terms, tenant details and expected yield upfront so you can decide with clarity.
